Hotel PMS FAQ: straight answers for small properties

Inn costs $49 per month for up to 10 rooms, Hotel costs $149 per month for up to 30 rooms and Boutique costs $499 per month for up to 80 rooms. Groups of properties get a custom price. See hotel PMS pricing for every feature.

Per property. Each plan covers one property up to a number of rooms, which works out at about $5 per room per month.

You pay for 10 months and use Innkeeper for 12. The yearly plan renews once a year.

No. Every plan is paid. The live demo on the site runs without an account, so you can try the full workflow before you choose a plan.

No setup fee and no annual contract required. Monthly plans renew each month and you can cancel before the next period.

You move to the next plan at any time. The new price applies from your next billing period.

Booking.com, Expedia, Airbnb and Google, plus any channel that offers an iCal calendar. The Inn plan connects up to 4 channels, and Hotel and Boutique connect as many as you use. Read more about the channel manager software.

Every booking, from any channel or from your own website, closes the same room type on the same nights on every other channel. The calendar also refuses to place two reservations in one room on the same night.

No. Bookings through your Innkeeper hotel booking engine carry no commission. Your card processor charges its standard fee on online payments.

Yes, on the Hotel plan and above. You choose a deposit rule per rate plan, for example the first night or a percentage of the stay, and the guest pays it at booking.

Yes. Paste or forward an OTA confirmation email and Innkeeper reads the guest, dates, room type and total and creates the reservation. You can try it in the hotel PMS demo.

Yes. You set your tax rates once and every invoice shows the tax lines. Boutique adds city tax, folio split and a deposits ledger.

Yes. The housekeeping board works in any phone browser. On the Hotel plan and above each housekeeper gets an assigned room list with a checklist.

Yes, on the Hotel plan and above. The night audit closes the day, posts room charges and produces the daily report with occupancy, ADR and RevPAR.

On the Hotel plan Innkeeper drafts replies to guest messages for you to review and send. On Boutique it also suggests rates from your occupancy and booking pace. Nothing is sent or changed without your approval.

2 staff users on Inn, 10 staff users with roles on Hotel, and unlimited staff users with custom roles on Boutique and Group.

Yes. Upload a spreadsheet or the CSV export of your current PMS and your future reservations and guest profiles are placed on the calendar. On Boutique we do the import with you in an onboarding session.

You do. Guest profiles and booking history belong to your property and you can export them at any time, including after you cancel.

Data is encrypted in transit and at rest, backed up daily, and every staff member signs in with a personal login limited by role. Read the hotel PMS security page for details.
