Hotel PMS ROI, worked out with your own numbers
Enter your rooms, average rate, OTA share and commission, and see what a PMS changes in money and hours before you decide.
Work out the return for your property
The calculator on this page takes four inputs from you: number of rooms, average daily rate (ADR), the share of bookings that come through OTAs, and the commission percentage you pay. It also shows its working assumptions next to the result (occupancy, average length of stay, the share of bookings you move to direct, and minutes spent per manual channel update), and you can change each of them. Every formula is printed under the result, so nothing is hidden.
Commission kept per month
Hours saved per month
- Room nights per month = rooms x 30 x occupancy
- Room revenue per month = room nights x ADR
- OTA commission per month = room revenue x OTA share x commission %
- Commission saved per month = room revenue x share moved to direct x commission %
- Hours saved per month = (room nights / average stay) x other channels to update x minutes per update / 60
Hotel pms cost against commission saved
Take a 12-room property with an ADR of $140, occupancy of 65 percent, 70 percent of bookings through OTAs at 17 percent commission. That is 234 room nights and $32,760 of room revenue a month, of which $3,898 goes to OTA commission. If the property moves 10 percent of its bookings from OTAs to its own website through the hotel booking engine, it keeps $557 a month that was going to commission. A 12-room property is on the Hotel plan at $149 per month. The numbers are the inputs of this example, not a result we promise. Put in your own and the calculator shows your own answer.
Hours saved on channel updates
The same property, with an average stay of two nights, takes about 117 bookings a month. If it sells on three channels and closes each booking by hand on the other two, at three minutes per update, that is 702 minutes, or 11.7 hours a month of copying. With channel manager software connected, those updates happen by themselves, and the hours go back to the guests.
The cost of an overbooking
An overbooking is the most expensive mistake a small property makes, and it rarely shows up in a spreadsheet. The guest who is turned away needs a room elsewhere, often at your expense, the OTA may penalise the listing, and the review stays online for years. Manual updates across several extranets make overbookings a question of when, not if. In Innkeeper every booking closes the same nights on every connected channel, and the hotel reservation software runs a conflict check before any stay is moved. The live demo shows the difference: turn channel sync off, send two overlapping bookings, and watch the conflict appear.
What switching costs you
The price of a PMS is only part of the cost. The rest is the work of moving. Innkeeper keeps that small: there is no setup fee and no annual contract required. Bookings kept in a spreadsheet, or exported as a CSV file from your current PMS, can be imported so future stays are in place on the first day. On the Boutique plan an onboarding session is included, and the data import from your current PMS is done with our team. Properties with several locations can read about the Group plan on the multi property hotel software page.
- No setup fee on any plan
- Import from a spreadsheet or a CSV export
- Onboarding session and data import on Boutique
Hotel PMS ROI questions
How do I calculate hotel PMS ROI?
Add the commission you keep by moving bookings direct to the value of the hours you stop spending on manual updates, then compare the total with the monthly plan price. The calculator on this page does this with your inputs and shows each formula.
Are the savings guaranteed?
No. The calculator shows what your own inputs produce. How many bookings move to direct depends on your website, your guests and your market.
Is there a commission on direct bookings made through Innkeeper?
No. Innkeeper charges a flat monthly price per property and takes no commission on direct bookings.
Can I leave if it does not pay off?
Yes. No annual contract is required on monthly billing, and your guest data belongs to you and can be exported.
