Why hotel PMS pricing by room count
A 6-room B&B and a 60-room hotel do not need the same system, so they should not pay the same price. Innkeeper charges one flat price per property, set by the number of rooms, which works out at about $5 per room per month on every plan. There is no fee per booking and no percentage of your revenue, so a busy month costs the same as a quiet one.

Hotel PMS pricing questions
Is the price per property or per room?
Per property. The plan sets the maximum number of rooms at that property: up to 10 on Inn, up to 30 on Hotel and up to 80 on Boutique.
How do yearly plans work?
You pay for 10 months and use Innkeeper for 12. The yearly plan renews once a year.
Can I change plans later?
Yes. Move up or down at any time from your account settings. The new price applies from your next billing period.
Is there a setup fee?
No. There is no setup fee on any plan, and Boutique includes an onboarding session with a data import from your current PMS.
Do I pay commission on bookings?
No. Bookings through your Innkeeper booking engine carry no commission. Your card processor charges its standard fee on online payments.
Is there a contract?
No annual contract is required. Monthly plans renew each month and you can cancel before the next period.
Is there a free version?
No. Every plan is paid, and the live demo on the homepage runs without an account so you can try the system first.
