Terms of service

These terms apply to your use of the Innkeeper website and service at innkeeper.ai. By creating an account you accept them. Last updated: September 24, 2026.

1. The service

Innkeeper is a property management system for accommodation businesses. It includes a reservations calendar, channel sync, a booking engine, invoicing, housekeeping and related features, as described on the hotel PMS pricing page for each plan. Innkeeper is a business tool intended for property owners, managers and their staff.

2. Your account

You create an account with a work email address that you confirm with a code we send to it. You are responsible for the logins of your staff and for keeping them secure. Tell us at [email protected] if you believe an account has been accessed without permission.

3. Plans and payment

  • Innkeeper is sold as a subscription per property, monthly or yearly, at the prices shown on the pricing page at the time of purchase.
  • Subscriptions renew automatically at the end of each period until cancelled.
  • The yearly price covers 12 months for the price of 10.
  • Prices exclude taxes where taxes apply.
  • There is no setup fee and no commission on bookings made through the Innkeeper booking engine. Your payment processor may charge its own fees on online payments.
  • If your property has more rooms than your plan allows, you move to the plan that covers them.

4. Cancellation

You can cancel at any time from your account. Your plan stays active until the end of the period you have paid for and does not renew after that. Payments already made are not refunded unless the law requires it.

5. Your data

The property data and guest data you place in Innkeeper belong to you. You can export them at any time, including for 30 days after cancellation. We process guest data on your behalf, as described in the privacy policy. You are responsible for having a lawful basis to collect your guests' data and for the accuracy of the rates, taxes and invoices you set up.

6. Channels and third parties

When you connect a channel such as Booking.com, Expedia, Airbnb or Google, your relationship with that channel is governed by your agreement with it. Innkeeper sends and receives data on your instructions but is not responsible for a channel's own availability, rules or commission.

7. Acceptable use

You may not use Innkeeper to break the law, to send unsolicited messages, to interfere with the service or other accounts, or to access data you are not entitled to.

8. Availability and changes

We work to keep Innkeeper available at all times and may carry out maintenance, preferably at quiet hours. We may improve and change features. If a change removes a feature that is part of your paid plan, we tell you in advance by email. Uptime commitments in an SLA apply only to Group plans that include one.

9. Liability

Innkeeper is provided with reasonable care and skill. To the extent the law allows, our total liability for any claim is limited to the fees you paid for the service in the 12 months before the claim, and we are not liable for indirect losses such as lost profits. Nothing in these terms limits liability that cannot be limited by law.

10. Termination

We may suspend or close an account that seriously breaks these terms or is not paid, after telling you by email where possible. You keep the right to export your data for 30 days after closure.

11. Changes to these terms

We may update these terms. The date at the top shows the current version, and account holders are told by email about material changes before they apply.
