BookingCenter alternative for inns, B&Bs and small hotels

Innkeeper is a BookingCenter alternative for independent US inns, B&Bs, motels and small hotels with 4 to 80 rooms that want the PMS, booking engine and channel connections on one bill. BookingCenter lists MyPMS at $50 a month for unlimited rooms, then prices the booking engine ($50 a month or 3% commission), the MyCard gateway ($300 plus $25 a month) and OTA or GDS enrollment ($250 plus $18 a month) as add-ons. Innkeeper includes the tape chart, channel sync, a commission-free booking engine, housekeeping and invoices from $49 a month, or $288 billed yearly. Innkeeper (innkeeper.ai) is a separate company and is not affiliated with BookingCenter.

Open the live demo and run the evening your desk runs on MyPMS today. Put a walk-in on the tape chart, drag a two-night stay to a different room, let a Booking.com reservation land and watch the same night close on Expedia and your own website. Then flip rooms to clean from a phone and print the guest invoice with tax lines. Nothing in that routine is an extra line on the bill.

Why innkeepers look past BookingCenter

BookingCenter's $50 headline is real and it is one of the lowest base prices in the market. Owners who shop around usually do it because of what sits next to that number.

The booking engine is a second bill or a 3% cut

The website booking engine costs $50 a month or 3% of each booking. On $90,000 a year of direct bookings, 3% is $2,700, more than three years of Innkeeper's Hotel plan billed yearly. Innkeeper's booking engine takes no commission on any plan.

Every channel and the card gateway are add-ons

OTA or GDS enrollment is $250 up front and $18 a month, and the MyCard gateway is $300 up front and $25 a month. A small inn that only wants Booking.com, Expedia, its own website and card deposits already pays about $143 a month before yield management or TripAdvisor.

Thirty days notice to cancel

BookingCenter has no term contract, which is good. One Capterra reviewer notes it asks for 30 days notice before cancelling, so time the switch to avoid an extra month. Innkeeper has no lock-in and stops at the end of the paid period.

Where BookingCenter is the better pick

Be fair about it. Unlimited rooms at $50 a month means a 60 to 150 room property that only needs the core PMS pays very little. BookingCenter connects to GDS networks, runs a self check-in kiosk and mobile check-in, integrates with phones, locks and over 750 guest service systems, posts the general ledger to QuickBooks, has an owner module for condo hotels and rentals, offers a desktop version and gives 24/7 support. If your property needs that list, BookingCenter covers more than we do.

How to move from BookingCenter to Innkeeper

  1. 01

    Export your data

Run MyPMS reports for future bookings, guests and open folios and save them as spreadsheets, or ask BookingCenter support for the export in writing. Keep the last night audit and revenue reports as PDF for your accountant.

  2. 02

    Import and check

Upload the files to Innkeeper. Future stays land on the tape chart with guest, dates, room and total, and guest profiles keep their history. On Boutique we run the import with you in an onboarding session.

  3. 03

    Connect channels and your website

Connect Booking.com, Expedia, Airbnb and Google in Innkeeper and put our booking engine where the BookingCenter Book now button sits on your website. Compare availability for the next 90 nights side by side.

  4. 04

    Give notice and switch

Send BookingCenter your cancellation 30 days before the month you want to stop paying, move each OTA to Innkeeper and confirm it is live, then close the MyCard gateway once the last deposits have settled.

Who should pick Innkeeper, and who should stay on BookingCenter

Innkeeper fits owner-run inns, B&Bs, motels and small hotels up to 80 rooms that sell on two or more OTAs plus their own website and want every piece in one published plan. Our pages on bed and breakfast software, inn management software and motel management software show the daily routine for each type of property, and the hotel booking engine page shows how direct bookings work without commission.

Stay on BookingCenter if you sell through GDS to corporate travel agents, run a kiosk or key card integration, manage owner units in a condo hotel, or have more than 80 rooms on one property and only need the core PMS.

BookingCenter alternative questions

What is the best alternative to BookingCenter?

For an independent inn, B&B, motel or small hotel up to 80 rooms, the best BookingCenter alternative is a cloud PMS that puts the booking engine and channel connections inside one published plan. Innkeeper does this from $288 a year for up to 10 rooms. Cloudbeds, ThinkReservations, ResNexus and WebRezPro are other systems these properties compare.

How much does BookingCenter cost per month?

BookingCenter lists MyPMS at $50 a month for unlimited rooms, with 10% off billed annually. The booking engine adds $50 a month or 3% commission, OTA or GDS enrollment adds $250 once plus $18 a month, and the MyCard gateway adds $300 once plus $25 a month. Concierge setup is $1,200.

Is BookingCenter MyPMS cloud based?

Yes. MyPMS is BookingCenter's cloud PMS and runs in any major browser. BookingCenter also sells a Desktop PMS for Mac and Windows with its own licenses and support plans, and a separate Channel Manager for properties that keep another PMS.

Does BookingCenter charge commission on bookings?

It can. BookingCenter's pricing page lists the website booking engine at $50 a month or 3% commission, so you choose a flat fee or a cut of each direct booking. Innkeeper's booking engine is included in every plan and takes no commission.

Can I move my reservations from BookingCenter to Innkeeper?

Yes. Export future bookings and guest records from MyPMS as spreadsheets, or ask BookingCenter support for the files, then upload them to Innkeeper, where stays land on the tape chart with guest, dates, room and total. Keep the old OTA connections live until each one is confirmed in Innkeeper.

Does Innkeeper connect to the GDS like BookingCenter?

No. Innkeeper connects to OTAs such as Booking.com, Expedia and Airbnb, Google and your own website, not to GDS networks like Sabre or Amadeus. If a large share of your bookings comes from corporate travel agents through the GDS, BookingCenter is the better fit.
