BookingCenter pricing and what MyPMS costs an inn per year
BookingCenter pricing starts at $50 a month for MyPMS with unlimited rooms and no contract, and 10% off if you pay annually. The pieces most inns also need are priced separately: the website booking engine at $50 a month or 3% commission, OTA or GDS enrollment at $250 plus $18 a month, and the MyCard card gateway at $300 plus $25 a month. With those four pieces and self setup, year one comes to about $2,266 and later years to about $1,716. A 20-room inn pays $888 a year on Innkeeper's Hotel plan with the booking engine, channels and deposits included.
How much does BookingCenter cost?
BookingCenter publishes its prices on two pages, one for the PMS and one for interfaces and modules. These are the lines that matter to a small inn, B&B or motel, as we read them on bookingcenter.com in October 2026:
| Item | Price | Billing |
|---|---|---|
| MyPMS cloud PMS, unlimited rooms | $50 a month | Monthly, 10% off billed annually |
| Concierge setup, data transfer and training | $1,200 | One time, optional (self setup is free) |
| Website booking engine | $50 a month or 3% commission | Monthly or per booking |
| GDS or OTA enrollment | $250 setup, then $18 a month | One time plus monthly |
| MyCard payment gateway | $300 setup, then $25 a month | One time plus monthly |
| Yield management | $300 setup, then $30 a month | One time plus monthly |
| TripAdvisor connection | $30 a month | Monthly |
| Marketing Services Organization (booking tracking) | $15 a month | Monthly |
| Packages, owner module, call accounting, point of sale | $300 each | One time |
The pricing page also lists a money back guarantee and a 30-day free trial. Innkeeper is a separate company and is not affiliated with BookingCenter, so confirm your own quote before you decide.
What the $50 MyPMS plan includes
BookingCenter has built PMS software for independent properties for over 20 years. Its about page says the company formed from a San Francisco firm and a Sydney firm, and it is now headquartered in Nevada on Lake Tahoe with operations centers in Sydney and San Francisco. It sells MyPMS in the cloud, a Desktop PMS for Mac and Windows and a stand-alone Channel Manager.
The $50 monthly fee covers the cloud PMS for unlimited rooms: the tape chart, check-in and check-out, folios, letters and back-office reports such as occupancy, bookings, revenue and batch reports. It includes 24/7 support, all software upgrades and group bookings. You get the self setup wizard, manuals and videos at no charge.
What it does not include is the money side of a small property. The booking engine on your website, each OTA or GDS connection and card processing all come as modules, which is how BookingCenter keeps the base price low. That is a fair model if you only want a front desk system. Most inns that sell on Booking.com and Expedia and take deposits online need all three.
The booking engine choice, $50 a month or 3%
BookingCenter lets you pay for its website booking engine as a flat $50 a month or as 3% commission on each booking. The break-even point is $20,000 of direct bookings a year. Below that, the commission is cheaper. Above it, the flat fee wins, and the gap grows quickly.
| Direct bookings per year | 3% commission | Flat $50 a month |
|---|---|---|
| $15,000 | $450 | $600 |
| $40,000 | $1,200 | $600 |
| $90,000 | $2,700 | $600 |
| $200,000 | $6,000 | $600 |
A 12-room B&B averaging $180 a night at 60% occupancy takes in about $470,000 a year in rooms. If a fifth of that comes through its own website, the 3% option costs about $2,800 a year. Pick the flat fee unless direct bookings are a very small share of your revenue.
BookingCenter cost per year by room count, next to Innkeeper
The BookingCenter column assumes MyPMS, the flat-fee booking engine, one OTA and GDS enrollment program and the MyCard gateway, with self setup and monthly billing. Because MyPMS prices unlimited rooms the same, that figure does not change with room count. Card processing fees from your merchant account apply on either side and are left out.
| Rooms | BookingCenter year one | BookingCenter year two | Innkeeper billed yearly | Innkeeper paid monthly |
|---|---|---|---|---|
| 8 | $2,266 | $1,716 | $888 (Hotel, deposits included) | $1,788 (Hotel) |
| 20 | $2,266 | $1,716 | $888 (Hotel) | $1,788 (Hotel) |
| 30 | $2,266 | $1,716 | $888 (Hotel) | $1,788 (Hotel) |
| 50 | $2,266 | $1,716 | $2,988 (Boutique) | $5,988 (Boutique) |
| 80 | $2,266 | $1,716 | $2,988 (Boutique) | $5,988 (Boutique) |
Read it honestly. Up to 30 rooms, Innkeeper billed yearly costs less than half of BookingCenter's year one and about half of later years. An 8-room inn that does not need online deposits can run on Innkeeper's Inn plan at $288 a year. From 31 rooms, Innkeeper moves to Boutique and BookingCenter's flat unlimited-room price is cheaper, by about $1,270 a year from year two. Add Concierge setup at $1,200 and BookingCenter's year one rises to $3,466. Our BookingCenter alternative page sets the features side by side.
Costs outside the module list
Start with the channel line. The pricing page lists GDS or OTA enrollment at $250 and $18 a month and says over 200 OTAs are possible, so ask in writing whether that fee covers all your channels or each one separately. For a property on Booking.com, Expedia, Airbnb and Google, the answer can move the bill by several hundred dollars a year.
Then the gateway. MyCard works with your existing merchant account, so the $25 a month sits on top of the processor's own rate. Compare the effective rate on a real month of card sales before you commit.
Then the support model if you run the desktop version. Desktop PMS support is sold at $180 for six months or $35 for 30 days, and every extra Mac or PC needs a $300 user license. MyPMS includes support and users in the monthly fee.
Finally, the guest messaging. BookingCenter's AI concierge answers guests by text and WhatsApp inside its system. If your property keeps another PMS and you only want guest questions answered on your own site, a separate AI chatbot for your website can do that job without changing the front desk system.
Questions to ask before you sign up for BookingCenter
- Does the $18 a month OTA program cover every channel I connect, or is it per channel?
- Which OTAs connect two-way with rates and restrictions, not only availability?
- Should I pick the $50 flat booking engine or 3%, given my direct booking share?
- Can I keep my current merchant account with MyCard, and what does it cost per transaction?
- How much notice do I need to give to cancel, and when does billing stop?
- Can I export reservations, guest profiles and folios at any time, and in what format?
The first and third questions change the bill the most for a small inn. Our guide on how to choose a PMS for a small hotel adds the daily checks, from night audit to housekeeping.
Where Innkeeper fits on price
Innkeeper is a cloud PMS for owner-run inns, motels, B&Bs and small hotels up to 80 rooms. Every plan is on the hotel PMS pricing page: Inn at $49 a month for up to 10 rooms, Hotel at $149 for up to 30 rooms and Boutique at $499 for up to 80 rooms, or about half that billed yearly. The tape chart, channel sync, commission-free hotel booking engine, housekeeping and invoicing are in every plan, with no setup fee, no booking commission and no lock-in. Online deposits, the two-way channel manager software and night audit start on Hotel.
We do not connect to GDS networks and do not sell kiosks, lock or PBX interfaces. If you run a B&B, our bed and breakfast software page shows the daily routine in detail.
BookingCenter pricing questions
Does BookingCenter publish its pricing?
Yes. BookingCenter lists MyPMS at $50 a month for unlimited rooms on its PMS pricing page and lists every interface and module, from the booking engine to the card gateway and GDS enrollment, with setup and monthly fees on a second page. A 30-day free trial is available before you pay.
Is BookingCenter really unlimited rooms for $50 a month?
Yes, for the MyPMS core. The $50 monthly fee covers unlimited rooms, 24/7 support and upgrades with no contract. The booking engine, OTA or GDS enrollment, card gateway and yield management are priced separately, so most selling inns pay around $143 a month once those are added.
Is BookingCenter cheaper if I pay annually?
Yes. BookingCenter offers 10% off the MyPMS monthly fee for an annual purchase, which takes $50 a month to $540 a year and saves $60. The discount is listed for the PMS fee, so ask whether it also applies to the booking engine, channel and gateway fees.
How much does BookingCenter setup cost?
Self setup is free and uses BookingCenter's setup wizard with 24/7 support. Concierge setup, where an account representative transfers your guests and bookings and trains your staff, costs $1,200 once, with the system ready within two weeks. Modules such as the gateway and OTA enrollment have their own setup fees.
Is there a cheaper alternative to BookingCenter for a small inn?
For an inn or B&B up to 30 rooms that needs a booking engine, OTA channels and online deposits, Innkeeper's Hotel plan costs $888 a year billed yearly with no setup fees. BookingCenter's equivalent setup costs about $2,266 in year one and $1,716 after that.
