Innkeeper

innRoad alternative for small hotels, inns and B&Bs with one published price

Innkeeper is an innRoad alternative for hotels, inns and B&Bs with 4 to 80 rooms that want the PMS, the channel manager and the booking engine in one plan price they can read before any call. Plans cost $49, $149 or $499 a month by room count, with no setup fee, no booking commission and no contract.

Run a week at the front desk before you decide

innRoad sells through a quote and a scheduled demo. Innkeeper's demo opens in one click. Replay a normal week at a small inn, drag a stay to another room on the tape chart, and turn channel sync off and on to watch a double booking appear and the conflict check stop it.

  • Tape chart with 6, 8 or 12 room layouts and drag and drop between rooms
  • Bookings from Booking.com, Expedia, Airbnb and your own website on one calendar
  • Invoice preview for every stay with editable tax lines

Innkeeper vs innRoad at a glance

innRoad is a New York based cloud PMS founded in 2007, and small hotels, inns and B&Bs make up most of its reviews on Hotel Tech Report. It does not list prices on its site. Third-party sources, including HotelMinder and RoomMaster's innRoad pricing breakdown, report about $10 per room per month with a $150 monthly minimum, and innRoad's own pricing page says the core PMS "typically falls around $150 per month for most properties". Confirm the details in your own quote.

Why small properties look for an innRoad alternative

innRoad has a loyal base of innkeepers, a tape chart people like and support that answers the phone at night. The owners who shop around usually mention three things.

The quote grows module by module

The core PMS covers reservations, the front desk, rates and the booking engine. Channel management, online check-in, the website, Google booking links and payments are listed as separate products on innRoad's pricing page, and RoomMaster's breakdown puts a 30-room property at $350 to $450 a month once distribution and check-in are added. Innkeeper puts the channel manager, booking engine, invoices and housekeeping board in every plan, so the price on the pricing page is the price you pay.

The $150 floor is heavy for a small B&B

With a $150 monthly minimum, a 6-room B&B pays the same as a 15-room inn, which works out to $25 per room. Innkeeper's Inn plan is $49 a month for up to 10 rooms, or $490 a year paid yearly, a gap of more than $1,200 a year at that size.

Reviews point to groups, mobile use and reports

Recurring comments on Hotel Tech Report mention limited group booking tools, a mobile experience that lags the desktop one, and reports that stop short of what owners want. Innkeeper runs in any browser, including a phone at the desk or in the housekeeping cart, and the live demo lets your team judge that before you sign anything.

Where innRoad is the better pick

Be fair about it. innRoad offers 24/7 live phone support, while Innkeeper supports by email, with priority email from the Hotel plan. It includes full data migration with an implementation advisor on its core plan, and it has more than 15 years of history with US inns. If round-the-clock phone support at 2 a.m. is your deciding factor, innRoad is a sound choice.

How to move from innRoad to Innkeeper

  1. 01

    Export your data

Export future reservations and your guest list from innRoad as CSV or Excel files, or ask support for the export. Keep innRoad and its channel connections running until the move is finished.

  2. 02

    Import and check

Upload the files to Innkeeper. Future stays land on the tape chart with guest, dates, room and total, and guest profiles keep their history. On Boutique we run the import with you in an onboarding session.

  3. 03

    Connect your channels

Connect Booking.com, Expedia, Airbnb and Google in Innkeeper and put the booking engine on your website. Compare availability for the next 90 nights against innRoad side by side.

  4. 04

    Switch over

Disconnect the OTAs from innRoad, confirm they are live in Innkeeper, then cancel innRoad. Its plans run month to month, so there is no contract term to wait out.

Who should pick Innkeeper, and who should stay on innRoad

Innkeeper fits owner-run hotels, country inns, B&Bs, guesthouses and small motels with up to 80 rooms, where one or two people handle reservations and the owner wants one plan price with the channel manager inside it. Our pages on inn management software and bed and breakfast software show how that daily routine looks.

Stay with innRoad if you need a person on the phone around the clock, if you rely on its partner integrations such as M3 or Inn-Flow accounting, or if your current quote already bundles every module at a price you are happy with. Switching costs staff time, so it pays off when the savings and the daily fit are both clear.

innRoad alternative questions

What is the best alternative to innRoad?

For a hotel, inn or B&B under 80 rooms, the best innRoad alternative is a cloud PMS that includes the channel manager and a commission-free booking engine in a published monthly price. Innkeeper does this from $49 a month for up to 10 rooms. Cloudbeds, Little Hotelier, ThinkReservations, RoomMaster and WebRezPro are other systems innkeepers compare.

How much does innRoad cost?

innRoad does not publish prices. HotelMinder and RoomMaster report about $10 per room per month with a $150 monthly minimum for the core PMS, and innRoad says most properties land around $150 a month. Channel management, online check-in, the website and payments are separate modules, so a 30-room property can reach $350 to $450 a month.

Does innRoad include a channel manager?

innRoad offers channel management that connects to the major OTAs, but its pricing page lists it as its own product next to the core PMS, so it is priced in your quote. Ask for the channel manager line in writing. Innkeeper includes its channel manager on every plan, with two-way rates and restrictions from the Hotel plan.

Does innRoad have a contract?

No long-term contract. innRoad's pricing page says plans are month to month and you can cancel anytime. That makes switching simple: run both systems side by side for a few weeks, move your channels, then cancel. Innkeeper is also monthly or yearly with no lock-in.

Can I import my reservations from innRoad?

Yes. Export future reservations and guest records from innRoad as CSV or Excel, or request an export from its support team, and upload them to Innkeeper. They land on the calendar with their guest profiles. On the Boutique plan we run the import with you in an onboarding session.
