innRoad pricing and cost, what a small hotel, inn or B&B pays per year

innRoad pricing is quote based, but third-party sources put it at about $10 per room per month with a $150 monthly minimum for the core PMS. A 10-room inn pays about $1,800 a year, and a 30-room hotel $4,200 to $5,400 a year once channel management and online check-in are added. Plans run month to month with no long-term contract.

How much does innRoad cost?

innRoad costs about $10 per room per month with a $150 minimum, according to HotelMinder and RoomMaster's innRoad pricing breakdown, and innRoad's own pricing page says the core PMS "typically falls around $150 per month for most properties". The core plan includes the PMS, the booking engine, full data migration, an implementation advisor, lifetime training and 24/7 phone support.

Channel management, online check-in, the website builder, Google booking links, revenue management and payment processing are sold as separate products. That is where quotes grow: RoomMaster estimates $350 to $450 a month for a 30-room property with distribution and check-in. Below is innRoad's reported core price per year next to Innkeeper's public prices. For 30 and 80 rooms, the innRoad row also shows the range with modules from RoomMaster's estimate. Card processing is left out of both columns, since every PMS that takes cards charges it.

The honest read: at 12 rooms and at 50 rooms the innRoad core price and Innkeeper's monthly plan are almost the same, and innRoad's core includes 24/7 phone support and full migration. The gap opens at the small end, where the $150 minimum costs an 8-room B&B about $1,200 to $1,300 more a year, and in the middle, where a 30-room hotel with channel management pays roughly $2,400 to $3,900 more a year.

Other costs to check before you sign

The channel manager line

If you sell rooms on Booking.com, Expedia or Airbnb, you need channel management to keep availability in sync. With innRoad it is a separate product, so ask for its monthly price at your room count and the number of OTAs you connect, and ask whether any OTA connection carries its own fee. RoomMaster's study notes that some OTA integrations can trigger extra charges.

Payments and the books

Card processing runs under its own merchant agreement, billed per transaction. OTA payouts and card settlements reach your bank as lump sums, while supplier bills for linen, breakfast food and repairs pile up as paper. Many innkeepers scan their receipts and supplier invoices into a spreadsheet each week, so the PMS fee, processing and operating costs sit in one ledger and the true cost of the system is visible as a share of room revenue.

Minimum billing at a small property

The $150 floor means a 5-room B&B pays for 15 rooms. If you plan to stay small, ask whether innRoad can price your property below the minimum, and compare the answer with a plan built for 10 rooms.

Growth and seasonal rooms

Because innRoad prices per room, adding cottages or a new wing raises the bill line by line. Ask whether rooms closed for winter count all year, and get the price at the room count you expect in two years.
