INNsight alternative for independent motels, inns and small hotels
Innkeeper is an INNsight alternative for independent US motels, inns, B&Bs and small hotels with 4 to 80 rooms. It is a cloud PMS with the tape chart, channel manager, commission-free booking engine, housekeeping and invoices in one plan: $49 a month up to 10 rooms or $149 a month up to 30 rooms, or $288 and $888 billed yearly. INNsight charges a flat $99 a month for its all-in-one PMS, which is cheaper than us above 30 rooms, so the right pick depends on your room count and on whether you also want INNsight's website and marketing services. Innkeeper (innkeeper.ai) is a separate company and is not affiliated with INNsight.

Open the live demo and run a real night. Take a walk-in on the tape chart, drag a stay to another room, let a Booking.com reservation come in and watch the same night close on Expedia and your own website. Then print the folio. That is the routine you would run on either system, so it is the fastest honest test.
- Tape chart with drag and drop between rooms and dates
- Booking.com, Expedia, Airbnb and Google on one calendar
- Folio and invoice for every stay with editable tax lines
Innkeeper vs INNsight at a glance
INNsight is a San Francisco hospitality technology company that has built hotel websites, booking engines and digital marketing for independent hotels since the late 1990s. In April 2026 it launched an all-in-one cloud PMS that bundles the property management system, a channel manager, a booking engine and a facilities management module. The INNsight column below comes from its published pricing page and its April 2026 launch announcement, so confirm your own quote before you decide.

Why motel and inn owners look for an INNsight alternative
INNsight has a long record with independent hotel websites, and a flat $99 a month for a PMS with channels is a strong offer. Owners who still shop around usually do it for one of four reasons.
Small properties pay less on a plan sized to them
A flat price is generous to a 50-room hotel and less so to a 7-room B&B. Innkeeper's Inn plan covers up to 10 rooms for $49 a month or $288 billed yearly, which is $900 a year less than INNsight's suite. At 11 to 30 rooms our Hotel plan costs $888 a year billed yearly, about $300 less than INNsight before its payment gateway. Paid month to month, our Hotel plan at $149 is the more expensive of the two.
The PMS is new, the company is not
INNsight's website business has decades of customers, but its all-in-one PMS launched in April 2026, and G2 still shows too few reviews to rate it. That does not make it a bad system. It means you should ask for two references at a property of your size that has run the PMS through a full season, including a holiday weekend with every OTA open.
You want software, not a marketing retainer
A lot of INNsight's value sits in its website, SEO and ads services, and its sales conversation tends to cover them. If your website already works and you only need a PMS, a product that sells only the PMS keeps the decision and the invoice simple. Innkeeper's booking engine goes onto the site you already have as a Book now button or an embedded booking page.
You want to read every limit before you call
Innkeeper publishes staff users, channel counts, AI reply drafts, night audit, deposits and every other feature for each plan. You can compare line by line, create an account and import your bookings without a sales call.
Where INNsight is the better pick
Be fair about it. Above 30 rooms, INNsight's flat $99 a month beats our Boutique plan at $499 a month or $2,988 a year by a wide margin. If you also want a vendor to rebuild your website, run Google Ads and manage reviews, INNsight sells all of that under one roof and we sell none of it. And if your property runs more than 80 rooms, Innkeeper does not fit a single property at all.
How to move from INNsight to Innkeeper
-
01
Export your data
Export future reservations and guest history from your current PMS as spreadsheets, or ask your vendor's support for a file. Keep the old system and its channels running until the move is finished.
-
02
Import and check
Upload the files to Innkeeper. Future stays land on the tape chart with guest, dates, room and total, and guest profiles keep their history. On Boutique we run the import with you in an onboarding session.
-
03
Connect channels and your website
Connect Booking.com, Expedia, Airbnb and Google in Innkeeper and place our booking engine on your website in place of the old booking button. Compare availability for the next 90 nights side by side.
-
04
Switch over
Move the OTAs to Innkeeper one at a time, confirm each is live, then cancel the old PMS and, if you used it, the payment gateway subscription. If INNsight also hosts your website, keep that contract separate so the site stays up.
Who should pick Innkeeper, and who should stay with INNsight
Innkeeper fits owner-run motels, roadside inns, B&Bs and small hotels up to 30 rooms that want the lowest yearly bill, sell on two or more OTAs and already have a website they like. Up to 80 rooms it still fits, but expect to pay more than INNsight. Our pages on motel management software, inn management software and bed and breakfast software show the daily routine for each type of property, and the channel manager software page shows how a double booking is stopped.
Stay with INNsight if you run more than 30 rooms on one property, if you want one vendor for the PMS, the website and the marketing, or if its facilities module and guest directory are already part of how your team works. A migration costs staff time, and it pays off only when the yearly bill and the daily fit are both clearly better.
INNsight alternative questions
What is the best alternative to INNsight?
For a motel, inn or B&B up to 30 rooms, the best INNsight alternative is a cloud PMS sized to the property, with the channel manager and a commission-free booking engine inside the plan. Innkeeper does this from $288 a year for up to 10 rooms. Cloudbeds, SkyTouch, WebRezPro and RoomMaster are other systems independent owners compare.
How much does INNsight PMS cost?
INNsight lists its all-in-one PMS suite at $99 a month, with the channel manager and booking engine included and a flat price that does not rise with room count. Its INNsightPay payment gateway costs $25 a month plus $0.10 per successful transaction. Website and marketing packages are priced separately.
Is INNsight cheaper than Innkeeper?
It depends on room count and billing. Up to 10 rooms, Innkeeper is cheaper at $49 a month or $288 a year. From 11 to 30 rooms, Innkeeper billed yearly costs $888 against INNsight's $1,188, while paid monthly our $149 is higher. Above 30 rooms, INNsight's flat $99 is clearly cheaper.
Does INNsight include a channel manager?
Yes. INNsight's April 2026 suite includes a channel manager connected to Booking.com, Expedia, Agoda, Airbnb, HotelTonight and Google Hotels, plus a booking engine and a facilities management module, all in the $99 monthly price. Innkeeper also includes its channel manager on every plan, with 4 channels on Inn and unlimited from Hotel.
Do I have to use INNsightPay?
INNsight sells INNsightPay as a separate $25 monthly gateway with a $0.10 fee per transaction and says pairing it with the PMS saves money. Ask in writing whether the PMS works with your existing card processor before you sign. Innkeeper takes online payments and deposits from the Hotel plan with your processor's standard fee.
Can I move my reservations from INNsight to Innkeeper?
Yes. Export future reservations and guest history as spreadsheets and upload them to Innkeeper, where stays land on the tape chart with guest, dates, room and total. Keep the old PMS and its channel connections running until every OTA is live in Innkeeper, so no booking falls through the gap.
