INNsight pricing and what the INNsight PMS costs a small hotel per year

INNsight pricing for its all-in-one PMS is $99 a month, flat, with the property management system, channel manager, booking engine and a facilities module included. The INNsightPay payment gateway adds $25 a month plus $0.10 per successful transaction, and INNsight's website and marketing packages are billed on top. For most independent US hotels that puts the PMS side at $1,188 to about $1,700 a year, before card processing and any website work.

How much does INNsight PMS cost?

INNsight lists the all-in-one PMS suite at $99 a month, and its April 2026 launch announcement says the price does not rise with room count. That covers the PMS, the channel manager (Booking.com, Expedia, Agoda, Airbnb, HotelTonight, Google and others), the booking engine and facilities management. INNsightPay is optional at $25 a month plus $0.10 per transaction.

The website side is a separate product line. INNsight's help pages say website subscriptions start at $159 to $199 a month depending on the page you read, with Basic at $399 and Premium at $699 in its FAQ, no upfront fee and no long-term contract. If you only need a PMS, the number to compare is $99 a month. To set it next to a plan sized to your rooms, open our live demo and the pricing page side by side.

What the $99 a month includes

INNsight built its reputation on hotel websites and direct booking marketing, and the PMS it launched in April 2026 is designed to sit next to that. According to its pricing page and launch announcement, the $99 suite includes:

  • A cloud PMS with reservations, front desk and guest records
  • A channel manager with real-time rates and availability to the major OTAs
  • A commission-free booking engine for your own website
  • A facilities management system for maintenance and housekeeping tasks

The same announcement lists add-on products sold separately: Keen for reviews and guest messaging, OGD digital guest directories and ADA Tray for website accessibility. None of their prices are in the PMS figure, so ask for them in writing if you want any of them.

INNsight cost per year by room count

A flat price means the yearly bill stays the same from a 6-room B&B to a 60-room hotel. That is the main thing to understand about INNsight pricing, and it cuts both ways. The table sets INNsight next to Innkeeper, whose plans are priced by room band and published on our hotel PMS pricing page.

Rooms INNsight PMS suite INNsight with INNsightPay Innkeeper billed yearly Innkeeper paid monthly
8 $1,188 $1,488 plus $0.10 a transaction $288 (Inn) $588 (Inn)
12 $1,188 $1,488 plus $0.10 a transaction $888 (Hotel) $1,788 (Hotel)
24 $1,188 $1,488 plus $0.10 a transaction $888 (Hotel) $1,788 (Hotel)
40 $1,188 $1,488 plus $0.10 a transaction $2,988 (Boutique) $5,988 (Boutique)
60 $1,188 $1,488 plus $0.10 a transaction $2,988 (Boutique) $5,988 (Boutique)

Read it honestly. Up to 10 rooms, Innkeeper's Inn plan is $900 a year cheaper. From 11 to 30 rooms, Innkeeper billed yearly is $300 cheaper than the INNsight suite alone and $600 cheaper than INNsight with its gateway, while paying us month to month costs more. Above 30 rooms INNsight wins clearly, and our INNsight alternative page says so.

What INNsightPay adds to the bill

The gateway fee looks small until you count transactions. Take a 24-room roadside motel at 70 percent occupancy with an average stay of two nights. That is about 3,070 stays a year. If each stay produces one card charge, the transaction fee is about $307 a year, so INNsightPay costs roughly $600 a year before the card network and processor rates, which INNsight does not publish on its pricing page.

Ask three things before you sign. Can the PMS run with your current processor instead of INNsightPay? What is the effective rate on your real card mix, including Amex and corporate cards? And what happens to stored cards if you leave? On a motel doing $400,000 a year in room revenue, a 0.3 point difference in processing rate is $1,200, which is more than the PMS itself.

Card-not-present deposits also bring disputes. Guests who no-show or claim they never booked can reverse a charge weeks later, so keep signed registration cards and booking confirmations, and if disputes start to add up, look at software that helps you fight no-show and card-not-present chargebacks before they eat the deposit income.

INNsight website and marketing packages

Many owners first hear of INNsight through its websites. Its help center says website subscriptions start at $199 a month, another INNsight page and Capterra list $159, and its FAQ names three packages: Lite, Basic at $399 a month and Premium at $699 a month. Design is described as free, there are no upfront fees, and you can cancel at any time.

These packages cover website design, SEO, social media and paid ads management. They are a marketing budget, not a software line, and they are the reason an INNsight quote can land far above $99 a month. If your current website works and you book direct through it, you do not need them to run the PMS. If your website is the weak spot, comparing INNsight's package with a local agency retainer is a fair test.

Questions to ask INNsight before you sign

  • Is the $99 a month price the same at my exact room count, with every OTA I sell on connected?
  • Is the price month to month, and is there a setup, onboarding or data import fee for the PMS?
  • Do I have to use INNsightPay, and what is the effective card rate on my mix?
  • Can you give me two references at a property of my size that has run the PMS through a full season?
  • Can I export reservations and guest history if I leave, and in what format?
  • Which add-ons (Keen, guest directory, website package) are in my quote, and which can I drop?

The PMS launched in April 2026, so the reference question matters most. Our guide on how to choose a PMS for a small hotel adds the day-to-day questions, from night audit to housekeeping.

Where Innkeeper fits on price

Innkeeper is a cloud PMS for owner-run motels, inns, B&Bs and small hotels up to 80 rooms, with every plan published: Inn at $49 a month for up to 10 rooms, Hotel at $149 for up to 30 and Boutique at $499 for up to 80, half price billed yearly. The channel manager, the commission-free booking engine, housekeeping and invoicing are in every plan, with no setup fee and no lock-in. Online payments and deposits start on Hotel with your own processor's standard fee.

We do not sell websites, SEO or ads, and above 30 rooms INNsight's flat price is lower than ours. Under 30 rooms, billed yearly, we are the cheaper of the two. Our motel software pricing comparison sets both next to WebRezPro, innRoad, RoomMaster and Check-Inn at 12 and 30 rooms, and the motel management software page shows the walk-in and OTA routine in one calendar.
