Cloudbeds pricing and cost: what a small hotel or B&B actually pays

Cloudbeds does not publish a price list. Every property gets a custom quote based on room count, property type, location and the modules it adds, and third-party directories report entry plans at roughly $180 to $220 a month, with most small hotels landing between $120 and $600 a month once add-ons are counted. This guide shows what goes into that number, where the extra costs sit and how to compare it against a PMS with public pricing.

How much does Cloudbeds cost?

Cloudbeds costs somewhere between about $120 and $600 a month for most small and mid-size independent properties, according to ranges published by hotel software directories such as HotelMinder and Hotel Tech Report. Cloudbeds itself only shows plan names and features on its pricing page and asks every property to request a quote.

That means two hotels with the same room count can pay different amounts. Location, property type (hotel, hostel, B&B, vacation rental), the plan tier and any add-on modules all move the number. If you want to see what a PMS with a public price costs before you talk to anyone, you can open our live demo right now and check the plans side by side.

The four Cloudbeds plans and what each includes

Cloudbeds sells four tiers. The table below reflects what the Cloudbeds pricing page lists for each plan. None of them shows a price.

Plan PMS and payments Channel manager Booking engine Guest experience and reputation
Flex Included Not included Not included Not included
One Included Included Included Not included
Experience Included Included Included Included
Enterprise Included Optional Optional Included

Revenue management and the website builder are add-ons on every tier. For a small hotel or B&B that sells on Booking.com, Expedia and Airbnb, Flex is usually not enough on its own, because it leaves out the channel manager. In practice most small properties compare One and Experience.

Reported Cloudbeds prices by plan

Because there is no official price list, the only numbers available come from directories and review sites that collect quotes from hoteliers. Roommaster's 2026 pricing breakdown, citing HotelMinder and Hotel Tech Report, lists these ranges:

Plan Reported monthly price Reported per room
Flex about $180 a month about $15 per room
One about $220 a month about $14 to $16 per room
Experience about $320 a month about $16 to $20 per room
Enterprise custom about $18 to $25 or more per room

The same sources report a 24-room boutique hotel at roughly $350 to $450 a month before payment processing, and a 40-room independent hotel at roughly $750 to $950 a month. Treat all of these as orientation, not a quote. Your number depends on your property and on what you negotiate.

Costs that sit outside the subscription

The subscription is the number people compare, but it is rarely the whole bill. When you ask for a Cloudbeds quote, ask for each of these lines separately.

Payment processing

Cloudbeds Payments is reported at a blended rate near 2.9% plus $0.30 per card transaction, with about 1% more for some international or premium cards, or an interchange-plus option. Any PMS that takes cards has a processing cost, so compare the rate, not just its existence. Payment payouts also have to be matched to your books: if your accountant works in QuickBooks, you can convert the bank statement into a QuickBooks file instead of retyping every deposit line.

Add-on modules

Revenue management (Revenue Intelligence), the guest marketing CRM and the website builder are sold on top of the plan. A property that adds two of them can see its monthly bill grow well past the entry figure.

Onboarding and setup

Third-party reviews report that Cloudbeds onboarding is quoted as a separate project. Ask whether data migration from your current system is included and what it costs.

Commission

This is one place where Cloudbeds is clear: it states that it takes no commission on bookings through its booking engine or channel manager. Commission applies to some paid distribution offers, such as metasearch, after the guest has stayed.

Yearly cost example for three property sizes

Here is what the subscription alone looks like over twelve months, using the reported Cloudbeds ranges above and Innkeeper's public prices. Payment processing is left out of both columns because it depends on your card volume.

Property Cloudbeds, reported Innkeeper, public price
8-room B&B about $2,160 to $2,640 a year (entry plans) $490 a year on Inn, or $588 paid monthly
24-room boutique hotel about $4,200 to $5,400 a year $1,490 a year on Hotel, or $1,788 paid monthly
40-room independent hotel about $9,000 to $11,400 a year $4,990 a year on Boutique, or $5,988 paid monthly

For an 8-room B&B the gap is roughly $1,570 to $2,150 a year, which for many owner-run properties is the difference between the software paying for itself and not. At 40 rooms the gap stays large in dollars, but at that size the integration marketplace Cloudbeds offers may matter more to you than the price.

How to get an accurate Cloudbeds quote

If you are going to request a quote, prepare for it so the number you get is comparable with other vendors.

  • Give your exact room count and room types, and say whether you plan to add rooms in the next two years
  • List every channel you sell on and ask which plan includes a two-way connection for each one
  • Ask for the monthly price of the plan, each add-on, onboarding and payment processing as separate lines
  • Ask whether the price is locked for the contract term and what happens at renewal
  • Ask how you export reservations, guests and invoices if you leave

When a public-price PMS is the better deal

Cloudbeds is strong when you need a wide integration marketplace, run a hostel with bed-level inventory, or manage several property types under one vendor. For a B&B, inn or independent hotel with up to 80 rooms, most of that breadth goes unused, and a published price makes the decision faster.

Innkeeper lists every plan on its hotel PMS pricing page: Inn at $49 a month for up to 10 rooms, Hotel at $149 for up to 30 rooms and Boutique at $499 for up to 80 rooms. The reservations calendar, channel manager software, commission-free booking engine, invoices and housekeeping board are included from the first plan, with no setup fee and no annual contract. If you are already on Cloudbeds, our Cloudbeds alternative page compares the two feature by feature and shows how to move your reservations over in four steps.
