Sirvoy pricing and what a B&B or inn pays per month

Sirvoy pricing is per room on three plans. Its site advertises Starter from about $15 a month and Pro from about $54 a month for one room, plus a free plan for a single unit. The channel manager for Booking.com and Airbnb is only on Pro, so a 10-room inn that sells on OTAs pays roughly $70 to $95 a month, before SMS and card fees.

How much does Sirvoy cost?

Sirvoy costs from about $15 a month on Starter and about $54 a month on Pro for one room, and the price rises with every room you add. Sirvoy Free covers one unit with a booking website and direct bookings. There is no setup fee, no written contract and a 14-day trial without a card.

For most B&Bs and inns the number that matters is the Pro price at their room count, because Starter has no channel manager. Third-party estimates put a 4-room B&B on Pro at about $54 to $70 a month, a 10-room inn at about $70 to $95 and a 20-room property at about $120 to $160. Sirvoy's European price list shows Starter at 12 euros and Pro at 44 euros a month for one room, and SMS at 0.10 euros per message on Starter and 0.06 euros on Pro. US prices are set in dollars in its calculator, so check your exact quote there.

Monthly cost example for four property sizes

Below are Sirvoy Pro estimates for properties that sell on OTAs, taken from RoomMaster's published breakdown, next to Innkeeper's public prices. Pro is used because Starter has no channel manager. SMS and card processing are left out of every column.

The honest read: a 1 to 3 room property that takes direct bookings only pays less on Sirvoy Free or Starter than on any Innkeeper plan. Once you sell on OTAs, Sirvoy moves you to Pro and the per-room price adds up, while Innkeeper keeps one price for every room from 4 to 10, and another for 11 to 30.

Other costs to check before you sign

Per-room scaling when you add rooms

Every room you add raises a Sirvoy bill. If you plan to open a carriage house, a cottage or two more suites, price the plan at the room count you will have next year, not today.

SMS messages

Guest texts are billed per message on Starter and Pro. A 10-room inn that sends a pre-arrival and a check-in text for 120 stays a month sends 240 messages, so the SMS line can grow into a real share of the bill in high season.

Card processing

Sirvoy takes card payments through Stripe and PayPal, and their processing fees come out of each payment. That is true of every PMS that takes cards, so compare it as a separate line.

Your website if you leave

If your site was built with Sirvoy's website builder, decide where it will live before you cancel and register the domain in your own name. Once the new site and booking engine are live, uptime monitoring that checks your booking page every 30 seconds tells you within a minute if a host problem starts costing you direct bookings.

Sirvoy is a good fit for a very small property on direct bookings, and its free single-unit plan is hard to beat for a cottage. Its support and simplicity get strong reviews.

For an owner-run B&B, inn or small hotel that sells on two or more OTAs, a flat plan with channels included is simpler to budget.
