ThinkReservations pricing and cost: what a B&B or inn pays in year one

ThinkReservations pricing is quote-based: the company publishes no price list, and you get a number after a demo. Directories report about $100 to $250 a month for a small B&B, plus a one-time setup and onboarding fee of about $500 to $2,000. For a 6 to 8 room property, that puts the first year at roughly $1,700 to $2,800 all in.

How much does ThinkReservations cost?

For a typical US bed and breakfast or inn with 5 to 15 rooms, ThinkReservations costs about $1,200 to $3,000 a year in subscription, according to cost ranges published by Roommaster, SelectHub and ITQlick. What the ThinkReservations subscription includes

ThinkReservations sells one subscription rather than named public tiers. The price is set by property size, number of users and the modules you run. Its own site lists these products:

Roommaster's 2026 breakdown says the core subscription covers the PMS, booking engine, channel manager and integrated payments. Website and marketing services are the items most likely to change your quote, so ask for each module as its own line.

Reported ThinkReservations prices by property size

Because there is no list price, the only public numbers come from software directories and from vendors who compare themselves with ThinkReservations. Treat them as a starting range, not a quote.

The $50 figure you will see on some directories is a per-user entry price. It is not what a fully configured inn with a booking engine and channel manager pays, so budget from the $100 to $250 range.

First-year cost example for three property sizes

Here is what the first year looks like with reported ThinkReservations costs next to Innkeeper's public prices. Payment processing is left out of both columns, because every PMS that takes cards charges it and the rate depends on your volume.

The largest gap is at the small end. An 8-room B&B pays about $1,200 to $2,300 more in year one with the reported ThinkReservations figures, most of it in the setup fee and the higher monthly base. From year two the setup fee drops away and the gap narrows, which is why you should compare three-year totals, not just the first invoice.

Other costs to check before you sign

Setup, training and migration

Ask whether onboarding, training and moving your data from your current system are included in the quote or billed on top. Directories report these as separate one-time fees, and they are often the biggest number in the first year.

Payment processing

Card payments run through integrated processing and are billed per transaction. Ask for the exact rate and whether you can keep your own processor. When deposits and payouts land in your bank, you still have to match them to reservations, and a tool that matches receipts and categorizes every business expense keeps the rest of the property's spending out of that spreadsheet.

Websites and add-on modules

A new website, email marketing and dynamic pricing are the modules most likely to raise a quote. If you already have a website, ask for the price without it.

Growth

Because the price depends on rooms and users, check the quote at the room count and staff size you expect in two years, not just today.
