Innkeeper's Advantage pricing and what a B&B pays per year

Innkeeper's Advantage pricing starts at $69.95 a month on the company's own price page, and the plan includes a designed website, the booking engine and the reservation calendar. The final price rises with rooms, channels, packages and add-ons. Each OTA connection costs $160 a year, so a B&B on three channels pays about $1,400 in the first year before card fees.

How much does Innkeeper's Advantage cost?

Innkeeper's Advantage costs from $69.95 a month, or about $839 a year, according to its price page (software directories still show older listings of $54.95 and $67.95). The plan covers website design, unlimited pages, a blog, the mobile booking engine, the reservation calendar, seasonal rates, reports, training and phone and email support.

Channels are not in that number. Booking.com, Expedia, Airbnb and TripAdvisor connections cost $160 a year each, and guest texting, a second property, the domain and the SSL certificate are billed on separate lines. Directory listings also mention website design and implementation fees, so ask whether your quote carries a one-time setup charge.

The starting price applies to the smallest properties; your quote rises with room count, so treat the left column as the floor. Card processing is left out of both, because every PMS that takes cards charges it.

The honest read: Innkeeper's Advantage includes a website designed for you, and Innkeeper does not. If you need a new website, add what it costs to build and host one to the Innkeeper column before you compare. If you already have a site you like, the per-channel fees are the main gap, and they grow every time you add an OTA.

Other costs to check before you sign

The channel line grows with your distribution

At $160 a year per OTA, the channel bill is $320 on two channels and $640 on four. Many small inns add Vrbo or Google later, so ask how each new connection is priced and whether Google Hotel Ads carries its own fee.

Your website after you leave

The site is designed and hosted inside the plan. Ask in writing what happens to the design, the pages and the domain if you cancel, and register the domain in your own name. If you rebuild the site elsewhere, an AI chatbot that answers guest questions on your website can cover parking, breakfast and check-in questions while the booking engine handles the reservation.

Texting and marketing add-ons

Guest texts start at $32.50 a month, which is $390 a year, and the Innkeeper's Edge marketing service is quoted separately. Price both if your current routine depends on them.

Card processing

Merchant account, gateway and bank fees are paid by the property. Ask which gateways work with the booking engine and whether you can keep your current processor.

When channels in the plan price beat a per-channel fee

Innkeeper's Advantage is a good fit for a B&B that wants one small US vendor to design its website, take reservations and answer the phone after hours, and its support scores show it. If you sell on one channel, its starting price is close to ours.

For an owner-run B&B, inn or small hotel that already has a website and sells on three or more OTAs, a plan with channels included is simpler to budget.
